Curb Appeal..... On My Dime...

I have an owner that lives out of state and after taking the listing and tenants moving out there was a lot of love needed!

Yard was overgrown and out of control both front and back. A few things broken inside, garage full of junk and the filthy carpets smelled of dog.

There was minimal room to move on price and not be a short sale and the seller has no dollars left.

Soooooo.... Curb Appeal On My Dime! 

In this day and age the inventory is full and you have to have both decent price and decent appeal. I could have let it sit with a sign in the yard for a year or I could pay to get everything cleaned up and done myself.....

I decided to do the latter and it is under contract and the home inspection is being done today. :-)

You will find that it is well worth the extra time and energy to get the property in shape and get it moving....even when it is on your dime.

As long as you can still make a little money in the process, I think you're providing a valuable service.  That client will be really happy, especially since it's not a short sale.

You could just consider it as a marketing expense. Nice Job. Several agents in my area have 'home staging' built into their marketing costs. Works very well.
