WooHoo...I finally had a successful Open House!
I have written and said hundreds of times that I hate open houses. They just don't seem to work well in our area...No matter what we do. Marketing the Open house online, in the paper, placing signs all over the place, notifying the neighbors...Never works! But, I currently have a listing at 119 Walnut Circle in Pine Knoll Shores, and the Seller requested that I hold a Broker Open. What? I don't do open houses!!!! But, knowing that this is a 1520 square foot home that feels like 2000 square feet and knowing that it is kinda tucked away in the Maritime Forest, I decided to go ahead and hold the open house and maybe, just maybe... Another broker would "Discover" it. Mass email to 635 Real Estate Agents in the area, 3 days in a row, and even a few phone calls to offices in the area... and I was set. I arrived at the house early, set out my cookies and candy, and all of my marketing materials, turned the heat up a little....I was ready to go!
While only 2 agents out of 635 showed up, they offered great feedback, were very pleased with the property, and then they were off to the next open house. That may not sound too successful to those of you who love open houses and get tons of leads from them, but for me...It was the opportunity to "get to know" this house. The use of space is exceptional in this 1520 square foot home...so exceptional that my husband, my five year old, my five cats, my large dog and I could live very comfortably inside. Now, I'm not planning to move, but if I were...this would be a great choice. I found that each closet was much larger than I had originally thought! I found that even tho' this home is tucked in among the live oaks of the Maritime Forest, the natural light that enters the house is just enough. I found that the heat works great! I found that the owners have taken excellent care of the property and maintained it well. Even tho' the house sits near other homes, the privacy given by the trees is amazing...The home has a wonderful deck off the back that would be perfect for all those summertime cookouts, and the best part for me...There is no Grass for mowing, Very Low Maintenance! I even figured out where the light switch was for that darn light outside by the garage...FINALLY!
No, I didn't sell the home, but WooHoo....I finally had a successful Open House! And maybe, now that the home and I are such good friends, I can market it even better than before!
