Why you should hire a Buyers Agent

For most people buying a home is the largest investment they will ever make. Because of this you need the guidance of an experienced real estate professional to help you avoid costly mistakes. The advantages of using a real estate professional are many: Knowledge of the neighborhoods, schools and condition of the local real estate market. If they don't have first hand knowledge of an area then they probably know a fellow real estate professional who does. A real estate professional is experienced in negotiating price. By working with you, a real estate professional will know what interests you and watch for new homes on the market that match those interests. By knowing what you want, a real estate professional can help you focus on your needs and not let you get sidetracked by amenities that don't add value to your purchase. A real estate professional has working relationships with appraisers, inspectors, mortgage lenders, title insurers, movers, attorneys, etc. These relationships make the entire buying process much smoother than it would if you had to find all these resources yourself. Get you a CMA (Comparative Market Analysis) so you know what comparable homes in the area are selling for. A great resource of information throughout the searching, offering, closing process and after you move into your new home. There are 2 more things to consider when looking for an agent: 1. Not All Agents are created equally, so it is in your best interest to meet & speak with 2 - 3 agents to see if the chemistry is there first and foremost. Let's face it, we all have differences of opinion and you should feel comfortable with the person you want working for you. 2. Service is one of the key differences that will set us apart when it comes to meeting your needs. Some agents will be available more than others, maybe consider hiring an agent that specializes within a certain area as they may in fact provide better service than someone not as familiar with the locations you like. The most important consideration no matter who you choose to work with is you will in most cases be far better off with an agent than without. When you find the right person for you it will take a load of worry off and save you lots of time when you have an expert that provides you the very best in service. Also Steve - experienced Buyer Agents know where to find the information the client wants when looking in the search areas.

It's not just a matter of going to the google search page. Experienced Buyer Agents can go into different towns and cities in their trading area and are able to locate information about the property contemplated.

It's a must to have the Buyer signed up for a committment to ensure you get paid for this service.

In our jurisdiction it is a requirement to inform the Buyer of all property suitable to the requirements that is available in the multiple listing service. This includes the listings offering reduced or no commission payment for services.

The Buyer would have to top up the difference if the contract pays more than what the seller is budgeting for commission payment.

This top up from the Buyer might be worth it for the Buyer in negotiating a price for the property and knowledge about the area might enter into the equation where the Buyer will get much more than the cost of topping up or paying the full the commission.

I am sure there willl be alot of interest in Buyer Agency when the benefits on the money side are fully known to the general public.

Real Estate practitioners will be able to set their working hours with Buyers and still have a life of their own to spend with their family, and work with many clients at the same time.

Once the Buyer views their agent as their own via a contractual agreement, all interest in property will be sent directly to the Buyer Agent for evaluation and worth, eliminating wasted time looking at unsuitable property.

The Buyer Agent becomes the central focus for the Buyer thus eliminating the Buyers being solicited by every listing agent they come in contact with and wasted time being serviced by a sales person who is only working for the owner. And please don't forget that discovery of pertinent facts about the property which the owners agent won't disclose can be of a monetary value or suitability factor for the Buyer if the owners agent had disclosed the info to the Buyer. Some disclosures are required by law, but on the other hand alot of non legal info issues can be kept in confidence only to the owners.

Basically an agent can work for the Owner or the Buyer. It's just a matter of signing the appropriate contract with the agent. Owners Agent/ Buyers Agent.

On a side issue - Dual agency is allowed in my jursidiction if disclosed in writing to the Owner and the Buyer.
