Real property tax dates for California

Real property in California is taxed as of January 1 but is paid in the following fiscal year that runs from July 1 to June 30.

  • January 1
    Taxes become a lien on all taxable property.
    First day to file all claims (homeowners, veterans, and disabled veterans) for exemptions of real property.
    First day to file decline in value reassessment applications.
  • February 1
    Second installment of real estate taxes is due.
  • February 15
    Last day to file claims for exemptions of real property.
    Last day to file for homeowners' exemption.
  • April 10
    Second installment of real estate taxes become delinquent.
    Annual payment due on installment plan of redemption.
  • May 15
    First day to file for property tax postponement.
  • June 1
    Delinquent and supplemental tax bills mailed out.
  • June 30
    Last day of the property tax year.
    Delinquent property becomes tax defaulted for nonpayment.
    Last day to open an installment plan of redemption.
  • July 1
    First day of the property tax year.
    First day to file claims for homeowner or renters assistance.
  • July 2
    First day to file an assessment appeal application.
  • September 15
    Last day to file an assessment appeal application.
  • September (fourth Monday)
    Assessment appeals hearings start.
  • October 1
    First day of secured tax bill mailings.
  • October 15
    Last day to file claims for homeowner or renters assistance.
  • October 31
    Last day of secured tax bill mailings. If you don't have yours within a few days of October 31, call the San Diego County Tax Collector at 619-236-2424.
  • November 1
    First installment of real estate taxes is due.
  • November 30
    Last day to file assessment appeal applications.
  • December 10
    First installment of real estate taxes becomes delinquent.
    Last day to file late homeowners exemption.
    Last day to file late veterans exemption.
    Last day to file late disabled veterans exemption.
    Last day to terminate homeowners, veterans, and disabled veterans exemptions.
    Last day to file for property tax postponement.
  • December 31
    Last day to file decline in value reassessment application.
