Home Sales Trends in Collin County, Texas - October 2010

Looks like October 2010 was a month of mixed messages for home sales trends in Collin County, Texas.  There was a substantive dropoff in unit sales down to 719 in October 2010 from 1,060 in October 2009 and an uptick in months of available inventory up to nearly 6 months.  I consider 6 months to still be a healthy real estate market, but the tick-up in inventory bears watching.

There was a nice increase in the average sales price for October up to $249,000 as compared with $227,000 in October 2009.  I believe this shows that there is some sales momentum in the upper end of the housing market in Collin County.  The median sales price has also shown a very nice year over year appreciation from $194,000 in 2009 up to $205,000 in 2010.

The chart at the bottom of the page shows the sales distribution by month for the last 2 years.  You can clearly see the effect of the homebuyers tax credit through the accelerated sales volume in the first 1/2 of the year.

Year to date, there have been 9,058 homes sold vs 9,897 during the same period in 2009.

The continued general health of the real estate market in Collin County - and the Dallas/Ft. Worth Metroplex in whole, combined with the vibrant North Texas job market - illustrates why there is so very much relocation into Collin County.
