Hi Melissa & Rich - Excellent points.  One thing on your list that is often overlooked by sellers is making the home easily available for showings.  Listings that say the house can be shown only between certain hours or on certain days of the week can put that home at the bottom of a list of homes to see - and it might not ever get seen!
