Listing and Selling Your Home

By
Real Estate Agent with Classic Realty Realtor

I’ve observed two kinds of sellers when it comes to listing their property in the Fairfax Homes For Sale Real Estate market. There are some who are not in a hurry to make the sale happen. In fact, it won’t matter if it takes a year or two. For others, the sale will need to happen right away! I’ve put together some suggestions for those of you where the sale needs to happen now, where time is of the essence. These suggestions might just help to expedite the sale.

- Make use of a Real Estate Professional with a proven track record. A proven track record implies there will be references you can ask for that the agent will quickly and happily supply. A good agent is an invaluable resource. His or her know-how can help make the selling process more effective and even easier on the nerves.

- Devote some time and money into Improving the Property before you put it on the market. Checking with your agent, getting his/her input can be a valuable resource. Make sure you work on the outside and the inside. Pay attention to clutter and even spend time de-cluttering. This shouldn’t necessarily cost a lot of money.

- Set an Aggressive Beginning Price. Price the house too low and you will reduce your profits. Price it too high and you’ll frighten off possible buyers. Since you’ve chosen a good agent, he/she should be able to help direct you with this process. Your agent has tools at his/her fingertips to make pricing your house much easier.

- Offer a Home Warranty. Offering coverage up front has been known to facilitate selling homes more quickly and at a better price. Purchasers appreciate knowing they have this coverage after the sale is final. The hyper-link in this paragraph will take you to an article I penned a while back on the positive and the negatives of home warranties and what to watch out for.

- Have your home inspected by a Professional Home Inspector. When you get the report, make sure you place a copy of it with your other marketing material for all prospective home buyers to see.

- Be Ready to Negotiate. Remember, the very term “negotiate” really means - win, win! If you and the buyer can compromise on price, sale terms, moving timelines and other negotiating points, then you will have made the sale much easier and more successful. Don’t be insulted if the offer seems too low. Instead, work with your Realtor® in hammering out a deal, regardless how long it takes. You will have created a win, win situation where both you and the new home owners will soon be walking away from the closing table with real satisfaction.

Finally, always remember that knowledge is power when endeavoring to buy or sell Real Estate. If I can help you in this process, please Write or Phone me.
