Reading this post makes me realize how we can let Sellers run off the rails with requests that do not serve their interests at all.  Appointment only lisitngs have always stuck in my craw, but this one takes the cake.  Wonder what the owner is not wanting someone to see by showing the property at night?  Hmmmmmm.

ranch for saleI called Centralized Showing Service today to make an appointment to show a house tomorrow my client is interested in seeing. 

Imagine my surprise when the phone rep told me the owner preferred evening showings and no, we could not see it tomorrow; now, if this were a condo and weekends were just out for some legitimate reason, okay, I get that.

I don't like it, but I get it.

However, this is an 80 acre farmette. 

The owner expects prospective buyers to do WHAT exactly?  Bring battery powered spotlights to see the property? 

Or just skip looking at the 80 acres?  The barn? The run in shed? The fenced pastures?  The additional perk sites that have been identified on the property?

When I asked if the listing agent could show the property during daylight hours so we could actually SEE the land and the outbuildings, I was told, no, only the owner could show it.

Okay, I get that, too, particularly if there are animals on the property. Still...I don't know, how about hiring an agent who has experience with farm properties whom you trust to show the property so you can, I don't know, actually friggin' sell it?

But, if you are a serious seller, wouldn't you figure something out other than telling prospects you have a job during the day and showings would have to be at night?  Oh, and no, weekends aren't usually good, either.

It just knocked me for a loop.  Next step is to call the listing agent and ask her WTF?  Is this listing for real or not?

I don't know how you could expect anyone to buy a home that they cannot say during daylight hours.

That is crazy.  I like to end my day when it's still light out!  Seriously, I do not show property at night, not do I go on listing appointments.

Doug:  That's a dangerous way to start.

Dan & Amy:  I know. It's crazy!

Cindy:  It gets dark so early during the winter sometimes you have no choice, but if you show a home in the dark, you should go back during daylight hours.

Gary:  That's what I'm thinking.
