Growing up on the Main Line, and attending Lower Merion, Conshohocken was always known as "Conshy" to us locals. Classmates were referred to as "Those Conshy folk" and the general consensus was that it was not the best place to live, due to a large industrial neighborhood. Fast forward 25 years, and a lot has changed. Conshohocken is the new Manayunk of the Main Line, a "walking town" so to speak, which I wish there were more of!
Compared to Lower Merion, Conshohocken is a steal, but if you want to buy, keep a sharp eye out. There aren't as many homes for sale as in the LM Township area. A total of only 79 homes sold in the first half of 2007, with the average days on market (DOM) just 48 days, nearly half that of Lower Merion and Radnor.
The lowest sales price was $121,500 with the highest at $444,000, and an average sales price of $270,379, which is nearly 1/4 the average sales price on the Main Line in Lower Merion.
