The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties or mobile/manufactured housing). The data are believed to be reliable but are not guaranteed.
In November 2010 there were 11 Solana Beach homes sold, 2 more than last month. Here's the breakdown of overall activity.

Sales volume increased modestly over October volume but doubles for detached home, however average prices decreased across the board. Average days on market has remained around 4 months. The sales numbers are still pretty small so it is not wise to try and draw any firm conclusions.
At the end of November 2010 there were 109 Solana Beach homes for sale, 5 fewer than at the end of October (thus inventory has not shifted much over the last several months). This represents an inventory of 10.8 months for attached homes (up from 8 months) and 7 months for detached (down from 7.9 months in October) based on the current rate of sales over the last 6 months.

In November 24 homes came into the Solana Beach real estate market (3 less than last month). In contrast, there were more than twice as many homes going pending - 13, as compared to 6 in October.
