Selling Your Home 2011 never at any time since the dawn of MLS, multiple listing systems has the selection of a listing agent been so crucial! This is not your father's real estate!

You're not in 2006 any more! There are no ruby slippers! Clicking your heals will only lead to bruised heals! But, there are wizards!

Listings are no longer successfully promoted using printed advertising like your Father and Grand Father knew.

Location, location, location are the three most important words in real estate, followed closely by price, price, price, then promotion, promotion, promotion!

Selling Your Home 2011 location, location, location remain the three most important factors in real estate, all real estate is local! Today with world wide promotion it's more important that ever to remember even houses directly across the street are different locations! So much information should make determining value easer, but instead it simply confuses the issue.

Selling Your Home 2011 price, price, price, has always meant that the lowest price comparable house most likely sold first! Today that's not necessarily true! Over pricing remains a sure mistake! Today under pricing is just as big a problem!

Selling Your Home 2011 is not aided by underpricing! Underpricing in the age of excess information available through very detailed electronic search engines can mean your offering is never seen by likely buyers! Underpricing a short sale listing is now common, it may well bring a quick offer, but it may well be vetoed by the sellers bank. So who should you list with? Daddy thought it was the agent who thought he could get the highest price, Daddy was wrong then and wrong today! Understanding short sales will yeld nothing to the seller the agent suggesting the lowest price may indeed get a quick offer, but your goal is to get the property sold! Closing an agent relevant to his suggested pricing should not involve the actual price, but rather who has the most relevant documentation supporting his recommendation!

Selling Your Home 2011 promotion, promotion, promotion can't be over looked. Daddy looked for the company with the most signs and the biggest advertising budget, the biggest Sunday ads! Daddy was right, then. Today with the internet consumers dominating buying and most consumers no longer reading papers it's getting your home in front of as many potential buyers as possible! Each listing agent promotes his own listings, the company is no longer relevant. Ask each agent to show you his listings on line, how many places does he list on, how many photos does he post? Ask him to show you his closing record, it's often shown on the MLS in an area it takes an agent to access.

Selling Your Home 2011 you need a wizard! Equally important your wizard may need a wizard or two of his own! Who process your agent's short sales? Your listing office will process any short sales, it is not required that your agent do so or even be experienced at it, if he has an experienced staff! Many use professional short sales processing service, these can be great, ask if your agent uses an outside source have it written in your listing agreement, including who pays third party fees!

Selling Your Home 2011 requires a wizard of an agent. Your wizard may require a wizard to process a short sale, that's two. You may want one more real estate wizard. A Stager, Stagers are most valuable for vacant homes, especially if they have any small or unusual rooms. A common sense decluttering can suffice for most occupied homes.

Selling Your Home 2011 is different, but the outstanding agents from 2006 are almost always the most outstanding agents now! Good luck, luck is always a factor. If you want or need to sell the time is now, 2006 has abandon us forever.

Bill, Location, Location, Location use to easily be the number one factor, but in today's market I am not so sure of that.  Today Pricing and Promotion might both be ahead of Location.
