Charlotte NC is Blowing Up...kinda

The housing market in Charlotte is nearing all-time highs for the number of homes currently listed. As of July 07 there were approximately 27,400 homes listed through the MLS system. The number has climbed almost every month since January, where it started at approximately 22,500 listings. Based on the closing numbers each month, it appears Charlotte has an inventory of about 7 months.

Translation...

Selling a home right now is more challenging, because the supply is up (basic supply and demand, when the supply is high the demand is low). It means you've got to be more critical in who you choose to stick the sign in your front yard, because they're going to need to do a lot more than that to get your home sold.

Let me suggest that it would be a great move to ask you prospective real estate agent what their plan is in getting your home sold. Don't just accept the generic answer either, asks for specifics. Make sure you have a good handle as the homeowner of how your home is going to be exposed to potential buyers. Just sticking a sign in the yard with a flyer in the box doesn't cut it...at least not right now.

Fair weather agents are going to be falling by the wayside quickly over these next 6-12 months. The professionals, the ones you should be using to get your home sold, will be the ones you'll find the most success with.
