What is a good residential building lot?

A top notch building lot is located in a residential street which is paved and has street lights. The spot where the house is going to be build should be elevated. The other homes around should be clean and owners proud of their properties.How close to schools, stores, markets,hospitals, fire station, police station and your job, unless you work from home? How is the traffic there and how long does it take to get to downtown, the beaches, the restaurants? 

A corner lot may be more interesting, the size is at least as much as the average on the street . For a waterfront lot as on canal, the depth of the canal and width should be checked and you have to know in the off rainy season as in winter the depth of the water.What access do you have? Are there any bridges or not?( can you use a sail boat? or is the bridge to low?) Is the sea wall in decent shape or falling a part? How much footage are you allowed if you build a pier. 

Above all test the dirt itself after a rainy day and see for yourself how well it drains or if there are any flooding. Are the sewer and water from the city or not? And are you going to be reassessed in the near future or not? Finally, how much did the last lot ( in the last 3 months ) sold for in the street or close by and how close and comparable to the one you may buy?

In Hawaii we consider a good building lot, on that has the right zoning and the size. 

Land is such a premium here and I some places on the mainland that you are not selling a house in some cases, you are selling dirt.  We have some very expensive dirt in Hawaii.  Some of it has nice homes on it too.

I agree Randy, the right zoning is crucial. I did hear that in Hawaii land is very expensive. Here you have such a large area to cover that you may pay $26,000 for a lot in Leehigh Acres and then way over 2,000 0000 dollars in Sanibel ,  Fort Myers Beach, Bonita, Naples for example. Of course that is waterfront and on the bay or beach. Lately though, and I don't know how you have been doing with general sales lately, after 2 years and over 40% appreciation we have seen a drastic drop in demand and therefore in asking pricesin the last six months.It is a buyer's market as you know. That is also a good thing for the general public.
