Is it a Good Time to Buy? Maybe, Maybe Not.

It is a good time to buy...... however:

  • If you are a house flipper or
  • you are unrealistic about how fast your home will appreciate,
  • or if you are not intending to keep the home for at least two years

it is a bad time to buy. There is not one agent out there that can accurately predict what the market is going to do. If we could predict it, we would all be rich!!!!!! It may very well go down a little more....... but it will come back.

I have heard comments of people blaming an agent because their home went down in value or they can no longer afford their payments. If you bought a home that was more than you could afford, it is not the fault of your agent.  

  1. We do not force anyone to buy a home.
  2. We do not approve the loan.
  3. We do not appraise the home.
  4. We do not have a crystal ball nor are we able to read peoples minds.

Home buyer's need to do their homework. An agent is there to help you with the process, but we do not control the market. A good real estate agent knows the local market and provides open and ongoing communication with you, the client. It is easy to see that buying or selling real estate isn't quite as easy as it looks and that is why  over 90% of the homes sold in North America end up being sold through a real estate agent. We provide a valuable service to our clients.

Real estate like any other profession has its share of both good and ‘not so good' agents. It is ultimately your decision to pick a good agent. Do your homework and ask your friends for referrals and remember, you have to make the right choices on the home that is right for you as well as knowing what you can afford.

I agree with all three points. This my post last week. It is terrifyingly similar to what you said here. It is actually the first time I heard someone say this. Good post!

Good post. People need to look at a house as a house/place to live, not something they can flip right now.

Brad - Unfortunately, I think that we have taken a dangerous turn in the real estate market where people are no longer looking at a home as just a place to live, but also as an investment.  The investment used to be a by-product benefit of buying something that they could afford and eventually own without a mortgage, thereby creating a nest egg.  Today's buyers want to be sure that this is a good time to buy.  I agree with you that it's a good time as long as you're not going to check the housing prices daily like a stock.  It is a home.  A place to live.  A place to create memories.  It is not a portfolio.  Good post, Brad.
