November 2010 Real Estate Transactions for North Dallas Area 11

North Dallas Area 11 is located from I-635 to Northwest Highway (Loop 12) and I-75 to Midway Road. Home sales in Area 11 rose from 37 in November 2009 to 57 in November 2010. The median sales price also rose between 2009 and 2010: from $465,000 to $530,000. Homes sold in November 2010 above $300,000 were on the market more days than homes sold in 2009. However, homes priced from $300,000-$750,000 were on the market for fewer days in 2010 as compared to 2009. Days on the market for homes above $750,000 remained unchanged. Sales price as a percentage of list price declined for homes in all price ranges except those in the $500,000-$750,000 range. Most homes sold in Area 11 were in the price ranges of $300,000-$500,000 and $750,000 and up. In November 2010, homes in those price ranges made up a total of 73.6% of all sales. This is similar to November 2009 where homes in those price ranges made up 70.2% of all home sales.
