Robust Waukee Schools Enrollment = Property Value Recovery Coming Soon

I had the opportunity to meet the superintendent of Waukee Public Schools  last week and was stunned by the past, current and projected enrollment numbers for k-12. As a father-to-be living in the Waukee school district as well as a realtor whose main client base lives in the western suburbs of Des Moines, I have a keen interest in the school system.

Most of us know Waukee is a large and growing district, but did you realize its kindergarten through fifth grade enrollment has more than doubled in the past 10 years and is expected to grow another 30 percent in the next 5 years to nearly 5,000 students? Just this year, the district completed two new elementary schools. Yet even with these new buildings, enrollment is projected to exceed the 4,700 student capacity in a few years. And, the high school and middle schools will both exceed their current capacities soon-in 2013 for middle school, 2016 for the high school.

What this means to parents and property owners is that the demand for housing in the Waukee school district (which includes portions of Urbandale, Clive and West Des Moines in addition to Waukee) will also grow in the coming years. Economics 101 taught us all that price follows demand. This is good news for home owners in the Waukee School District who have suffered declining property values following the housing bust. The Waukee area is going to lead the recovery for property values and home sales.  And, with the higher demand for housing comes higher property tax revenues for the school. This means a higher quality education and more opportunities for my kids and yours.
