Keys to Running a Smooth Short Sale Business
This topic may be covered in many books, tapes and seminars, but nothing completely prepares you for setting up and operating a short sale business until you actually do it. Or know someone else who already done it. From my personal experience running such a business, I would like to share a few key pieces to have in place for a smooth-running short sale business.
1. Get your marketing in place. Create your marketing materials, then get them automated to sell your services-whether for an Investor or distressed homeowner. Use such systems as a video distribution site to deliver your videos to many video hosting sites. This will help drive the calls into your office.
2. Set up your office online. Paper files are passé. Having the ability to access your files remotely and allowing others to do so will greatly increase your productivity in getting your files though the short sale lender maze. Nothing wrong with have backup paper files, but don't try to run your office on paper and manual fax. It's not worth the headache when someone calls and you can't locate the hard copy of a particular document.
3. A flexible phone system is another major key. Voice mail is fine for off hours call capturing but during the day-the office hours for lenders-having the ability to take calls live will help speed up the process. Negotiators (including us in the business) hate to call, be forced to leave a message and then wait while someone may or may not call us back. Even if you are a small shop, taking a call live from a distressed homeowner or lender will help you close more deals.
4. Make sure you backup your office! Consider a network backup system and/or off-site backup system. Fire, theft, etc. can bring your business to its knees if you don't have the proper backups. Losing such information could be catastrophic and not worth the cost of having a solid backup system.
Having the above components in place will go a long way to a more efficient and smooth-running short sale business
