November 2010 Home Sales in Danville

November was a good month for the real estate market in Danville, with a slight increase in sales from 24 closed sales of single family homes in October to 28 closed sales in November. The market in Danville remains strong as seen in the decrease in average selling price, (from $862,500 in October to $840,000 in November) and the increase in average price per square foot, from $317 in October to $336 in November.

 

The closed home sales in stayed in the market for an average of 94 days, which went up more than double from October's 42 days. The homes sold for 94% of the original list price, compared to 98% in October. The percentage of homes that were distressed properties was 25%, a significan increase from October's 17%. Out of the closed home sales, 18% (or 5 homes), sold above $1 million.

Leading the sales in Danville were Cimarron Hills neighborhood and the West Side of Danville.
