I was contacted by a lady about some of my lot listings offering owner financing. When I asked her how she found me she told me she had been searching online for months for owner financing. At first I was disappointed that she had looked for months before finding me. I thought how in the world did she not find me sooner. My listings pop up everywhere. Then she told me that she was avoiding anything with Realtors involved because she thought a Realtor could not help her with owner financing. Then she ran across my activerain post with just what she is looking for. My post sent her to my web site then to me. She called we walked the lot and called the owner who live around the corner he came over we discussed the terms drove to the office, I wrote the contract just as we discussed. Everyone signed off on it. The buyer had a soil test, everything was fine. We closed the deal out in less than three weeks.

Thanks to activerain I have a happy buyer and seller. I expect each of them will recommend me to their friends and family.

If anyone is interested in buying and selling I have a system that works for everyone. The buyer does not have to come up with a large down payment and the seller does not have to pay all the commission at closing. We take the commission a little at a time out of each monthly payment. As long as the seller is getting paid I am paid. If for some reason the buyer can not make the payment the seller is not charged the remaining balance of the commission. It is pretty easy to get land owners to owner finance. They often do not owe anything on it. The banks are now requiring at least 25% down and often 50% down. The terms are not so great usually amortized for 15 years with a 2 year balloon. My program get a income stream started for my sellers who otherwise would just be paying tax on the land.
