Houses may not be selling as fast as they once were, but that's not an excuse to sit there and wait for the Buyers to come. It just means we need to be priced right and that we have to work a little harder. I focus my marketing in on what is proven to work, and then go above and beyond what other agents do to make your property stand out of the crowd.
I base much of my marketing strategy on research conducted by myself, Keller Williams and the Realtor Association. According to the National Association of Realtors (NAR) 2006 research, only 6% of houses are sold via newspapers and print magazines. The three most effective tools for selling a home are other real estate agents, the internet, and simply having a sign in the front yard - 75% of Buyers find their home through these three sources.

• MLS listing includes as many pictures as possible
• MLS supplements include a Virtual Tour and a Feature Sheet highlighting your property's features & benefits;
• Direct email flyer & info campaigns targeting Agents and Brokers in the area;
• Hosting an Agent/Broker Open House.
Internet
• MLS makes listing info available to many web sites;
• Additional listing on numerous Websites exposes property to Buyers searching in the area;
• Quality photos emphasizing benefits of the property set your home apart from others when buyers are pre-viewing home online;
• Virtual Tour appeals to sight and sound senses with descriptive captions creating feeling;
• Links to other community resources so relocation Buyers can research the area.
Yard Sign
• Additional Sign Rider to draw extra attention and emphasize something unique about the property;
• Directional signage around neighborhood increases exposure and directs potential buyers to the property;
• Use additional signage with balloons during open house events to draw extra attention.
