I had to write a follow-up to this blog I had posted back in October.... It actually took 4 months in which to close on this property in New Rochelle....  the buyers blamed the bank (of course), but when one of the buyers worked for that bank, and they had a baby in between.... I do not know.. I did obtain another bid in between but the attorney thought it in our client's best interests to stay with this buyer... But enough about that..... 

You have a great listing agent but let me tell you about ME...

 

In this past post, I had written how the agent in calling my client after the inspection (so he could return home with his mom), starting selling himself as THE best buyer's agent.... My client thought it was very funny as the agent was so blatant, and told me everything afterwards... Now, fast forward to the closing... that same agent - in front of me... invited my seller to an open house he was giving the following day, informed my seller how he has a home in a neighboring country near to where my client would be traveling for 3 months,  and started to do the 'soft sell' in front of me! He just sat there, and it was all about 'him, him, him..."  I was speechless and could not believe it.

 

When I spoke with my client afterwards, I did not know what to expect. Was he impressed? Was he sold? No! He said that the buyer looked so unhappy at the closing, and it saddened him. he always loved the properties he bought and they were happy occasions. He went on to say that 'probably because the agent kept going on about himself -it made him so sad!"  Ha!

My client needed to stay in the house for a few extra days, and he told me that his biggest fear was having that other agent come to the final walk-thru. When the buyers asked if the agent needed to be there.. he gave a resounding 'NO!"  I was thrilled that my client saw through his sales pitch  (how he was advising a restaurant on programs, how he sold the building to them, on and on and on).... but it also saddened me that here was an agent who was so unprofessional - and he is successful so there was no reason.

On a happy note, my client told me to keep in touch, and he would call when he returned and was buying his next property! Happy Holidays!

Gay; I have had this experience with a couple of agents over the years. I think you handle it well...shocked but tastefully silent... and your client reacted with class. He recognized a crass person and resolved to avoid that person, and associate with one of character. You!
