There are a few ways to approach homebuying, but it's good to have a clear strategy, to know your wants, needs, and budget. The wants and needs part you may be able to sort out largely on your own.
The budget part is more complicated and usually requires talking to a lender (especially in today's climate) - preferably someone who comes highly recommended and lauded. Talking to a lender, choosing a loan product and then having a real budget is usually the best way to begin the homebuying process. One way to find a great lender is through a great Realtor. But whether you begin with the real estate agent or begin with a mortgage broker or banker. be selective! Don't just pick someone you barely know without checking him or her out online. Check the department of real estate's website to see if there are any glaring issues. Check references. Do your due dilligence!
Once you are pre-approved and have your budget, you'll be ready to roll!
