The other day my partner and I submitted a bid on some property.  We received a counter offer with a note attached by the other agent.  To make a long story short the other agent told us how the sellers were upside down and how much money they were brining to the table.  Not to be rude but that is not my problem.  I relayed the pertinent data to my buyer and we let the counter expire.  I understand the seller's problem and again I'm not trying not to be caring but business is business. 

On the good side my buyers are looking at property again and my partner and I will get another sell this week.  Isn't real estate great?  The rest of the story is the other agent called and stated if we would resubmit the bid the sellers would take it (I did deliver that part), but my buyers had already found another property and placed a bid on it..  Enjoy the day it may be your last

Great story! The agent needs to look at facts, not emotion, but I know you already know that! The nice things about buyers is that you get to keep them and find them something else.

James, I have started with notes frommy buyers...have yet to give a note from a seller.  In this case the issue really is timing.  I think in my market sellers need to be careful of walking away from what is on the table.  Good luck with your buyers.

Many sellers are upside down in today's market. While it is true it is not your problem what the sellers have to bring to closing, it helped you see the bigger picture so your buyers could move on.

Not an unusual situation in the current market. Many sellers make errors when considering offers. The pressure of being underwater can create an emotional environment where common sense is not applied.

 It's hard to take the emotion out of it....but the facts of an appraised price are what they are....and upside down or right side up...the market determines the price...I think I read that in Get Real...Real Estate 101...have a very merry.

James, been there done that and I hate to admit it but it felt good to say "sorry, to late" because in my case the sellers were smug about turning down the offer.
