1) Will consider buyers agent fees in negotiations.

2) Before we put the house on the market though, we thought we'd see list it at a MUCH lower price here first to try and pass the savings on to you, instead of having to pay a realtor.

3) If you are interested and would like to do this without a realtor, you must act quickly, because we are hiring a realtor next week, and the price will go up significantly.

4) There are others just like ours for sale in the complex, but we dont have to pay a listing agent so we are able to sell it way cheaper then the rest!

5) Agents not welcome!! Do not bring your buyers here.

6) Buyers drop your agent and deal with me directly.

7) Seller will pay 1.5% to buyer agents.

8) I am an agent so buyers don't need to bring an agent to the table. I will not pay a buyers agent.

9) We want to find a buyer before we list with a real estate agent because everyone knows what happens then...the price goes up to offset the agent's commission.

10) WILLING TO PAY 1.2% BUYERS COMMISSION

Ok that's all for this blog....there were many more to use, but I don't want this blog to get to long. These were taken straight from websites where FSBO advertise their listings.

The main theme seems to be that FSBO think realtors dictate the market. A lot of the listings I saw mentioned in one way or another that hiring a realtor will make the price go up significantly. Hmmmm....really?

Sorry, but thats inaccurate and misleading. The price of your house is based on many things and the price the agent or home owner wants to sell it for isn't one of them. We don't want to undersell your house we want to get you the best price we can. We also don't want to overprice your house and have it sit there for months on end.

Agents not welcome. Why oh why would someone be that absolute about something? Do you realize how many people do have an agent and how many possible offers you just turned away by stating that?

The one I saw that mentioned the seller was an agent so the buyer didn't need one blew me away!! So the buyer has noone to make sure they are getting the best deal possible. Tsk, Tsk. I looked that agent up by the way...yes....you guessed it. A buyers agent. :)

The bottom line is as a FSBO you shouldn't be trying to alienate realtors you should be working with them. And please FSBO put pictures up on your ads and make sure they are good pictures. I have offered free advice and suggestions to many FSBO. Please if you're in the St.Louis area and have some questions give me a call.

Pamela- Sometimes those FSBOs that say No agents allowed are the easiest to get listed. All the other agents are staying away! They are too scared to break this 'rule'. But if you come as helpful person who cares, you will see how quick their guard goes down. Katerina

So often they wind up hiring one of us and lowering the price really drastically.  Once, during the worst week of my life, I converted 3 FSBOs and I've not gone near one since.  And that was back in 1989!  But Arizona Dawn seems to be cleaning up with them - she is a more patient and calm woman than I am!

I'm making a confession here: I have never worked with, nor tried to speak with, or even showed as FSBO in my entire career. They play out in the background of our market like weeds in a far away field.

Why? Because the mindset is so distorted that I envision a struggle throughout the entire exchange. (As confirmed by the wild statements you captured here) It's a personality type that I don't care to engage. I enjoy my clients and wish to keep it that way.

Hi Katerina! Yes, thats a great point, but it just seems silly to turn away business and thats what they are doing.

Hi Patricia! Thats true, but its because after pricing their house to high they then have to lower it drastically. Thanks for the comment.

Hi Jennifer. I have only had one bad experience with an FSBO and that was because they just hated agents in general which is so skewed. :)

I prefer FSBO sites, but not real estate agency. Agents take commissions and it is cheaper that money to sell your property at FSBO site. I saw many sites, but I think Fizber was the best. There are many services that can help sellers and buyers like real estate forms at http://www.fizber.com/real-estate-forms.htm for sellers or http://schools.fizber.com/ for buyers.
