Scheduling Showings:  How Far is Too Far in Advance?

Scheduling ShowingsGiving sufficient notice of when you'd like to view a property is a common courtesy.  If the home is occupied, it gives the seller a chance to get things in order just in case life is happening while they wait for the next showing.  You want to make sure that you don't catch sellers by surprise when you show up on their doorstep.

I have had agents to contact me and schedule a showing a week in advance.  And while I appreciate their diligence in providing proper notice, I do think that a week in advance may be a bit too much in advance.  A lot can happen in a week and people often suffer from short term memory or perhaps they've had a hectic week and could possibly forget about an appointment made a week in advance.

Also if showings are scheduled a week in advance, it is still a good idea to follow up with the listing agent to double check and  make sure that the sellers remember that you are coming and bringing a buyer.  Also be sure to check the listing again because the status of the listing could possibly have changed from active to pending or in some cases even sold (for those listing agents that don't update to pending when a contract is deemed viable).

In short, always try to give reasonable notice when scheduling a showing, but be cognizant of when notice may be outside of a scope of reason.  And there is nothing wrong with confirming the day before or even the morning of the showing

We get a lot of clients flying into town from out of state and may request showings on listings a week or more in advance.  I explain that I will certainly set them up but the day before as they may be under contract or off the market by the time they get here.  If it is a another agent I ask they call back the day before for the same reasons but also to remind us so they don't get lost in the suffle.

Deborah I can't say that I've ever worked with an out of state buyer other than investors, so I'd really have to get accustomed to setting appointments so far in advance.

Working with out of town buyers, I am sometimes forced to do both:

- asking for same day showing requests, which is usually no proplem if the property is vacant & on lock box

- scheduling a week or more in advance because the client will only be on island for a few days & know in advance which property to see

Of course a 24-48 hr notice is always the best.

week in advance, never had that problem.  Day before is always considerate.  And those agents sitting in front of the home when its occupied can kiss my behind!  LOL

I am trying to catch up with the blogs I was planning to read yesterday but never got to.  I am sure this happens to others too.  Interesting discussion and comments.  My comment is that it is fine to schedule ahead of time as long as you confirm the appointment 24 hours before.  It helps tremendously to have a show ready home; lights on music playing and tidy and clean.

A client requested I remove the lock box when an agent walked in on the kids doing homework without the requested 24 hour notice (as a matter of fact there was no notice).  We don't want these situations because without a lockbox it makes it harder to sell the property.

Anja it freightens me to even read that someone (strangers) walked in a home where children were present without any warning, notice, scheduled appointment, etc. To me, that kind of behavior is selfish and reckless.

Interesting discussion.  Most seem to prefer the 24-48 hrs notice, but realize some clients want immediate viewing if possible.  I find that buyers change their minds/plans even within the 48 hrs, so I feel there would be even more changes in one week.  Margaret C.

I agree with you Charita.  A week is a bit too much time.  As a seller, I would just like 24 hours notice. That way I could be prepared with enough time to clean up and be ready.

Tim now that you mentioned it, as a seller 24 hours would be fine with me too. I have not sold a house that I have lived in, but I imagine it would be quite difficult to have it show ready 24/7
