An agent had been showing several of our listings when her client was in town a few weeks ago. Her client's job is to start in January and she hadn't found them a place to live! After scouring all the homes on the market where her client wants to live she got creative. She started looking at Expired, Withdrawn and Temporarily Off Market homes.
I had taken a listing off market for the holidays in order to come back on in the spring. It had the master down with another bedroom/office down and all other bedrooms and game room up...exactly matching their needs! She called to see if she could gain access to the home as she would know if her buyer would like it. We made arrangements and she knew they would love it! They made an offer late that evening which I presented to my sellers which we countered. The client few out the next day to see the home and the home was exactly what the picturers portrayed: a perfect fit for he and his family!! He accepted our counter and his agent was able to get inspections scheduled the same day! Repairs are negotiated!! My sellers have their home sold and the buyers are relieved to have a home in Austin come February second! Who said there aren't buyers ready to buy a week before Christmas?
Kudos to this hard working agent! She perservered until she found her client the right home. It takes time and due diligence but can be done with the right attitude and optimism.
