Importance of Final Walk-Through

This is the buyer's last chance to view the home prior to signing the final closing papers that will make it their own property.  Many times, this is first chance the buyer has had a clear view of the property.  At this time, the furniture and personal property of the seller have been removed from the property.  It is important the buyer give themselves sufficient time to inspect the home and property.  Always check the walls, floors and ceilings carefully to insure they are in the condition you expected them to be in, based the Seller's Disclosure.  In addition, inspect all requested repairs to verify they have been completed to your satisfaction.  At this time, you should have received a paid invoice from the seller stating what repairs been completed.  As a buyer, if you discover problems that have not been corrected, then bring the problems to the attention of seller, title company, and lender before going to closing.  Recommend, do not close on property if outstanding problems exist, this tends to create greater problems for the new homeowner.   Remember, these problems are the responsibility of the seller.

John, Good tips for any buyer.  Our attorneys, here in my area of Connecticut, always make sure that the walk-thru is done with enough time before the closing, to work out any issues.  If there are issues, it is usually settled with a dollar amount that is escrowed, until the issues are corrected.
