What is Radon?
This is just one in a series of posts that I will share where I attempt to answer frequently asked Real Estate questions that I receive in emails from clients and Internet leads.

On the question "What is Radon" I simply state that Radon is a tasteless, odorless gas that you cannot see. When you breathe air that contains Radon then you increase your chances of getting lung cancer. The Surgeon General states that Radon is the 2ND leading cause of this disease.
It's estimated that 1 in every 15 homes will have a high level of 4 pCi/L or more. If your test results in a high reading then mitigating is recommended. It is a fairly easy procedure where a PVC pipe is inserted into the concrete floor and directed outside the home where a suction fan is attached with another piece of PVC pipe that extends to the top of the home where the gas escapes into the air. The most important thing to remember is that it just needs a way to escape instead of remaining in the home on a constant basis. Even homes with crawl spaces may need suction fans installed in the foundation to pull excessive amounts of this gas away from the home. The average expense for a mitigation system runs $1200.00 to $2,000.00 depending on the number of suction points they have to put in.More and more home inspectors have the equipment to test for the gas as they are performing the home inspection.
