Do I Really Need To Have A Home Inspection?

This is just one in a series of posts that I will share where I attempt to answer frequently asked Real Estate questions that I receive in emails from clients and Internet leads.

On the question "Do I really need to have a Home Inspection"? 

The answer is easy. I will always answer...I would never let you purchase this home without strongly recommending that you have a Home Inspection! The thing to remember is that you know nothing about this home and with the Home Inspection you will become more comfortable with your decision to buy the property.

We also will structure your offer and make it contingent on you being satisfied with the Home Inspection so that if there is some major defect, you will have the option to walk away or have the seller make the appropriate repair. Even if you are buying it as-is it's a good thing to have so that you will know what to address once you take possession of the property.

Rob- So far, so good, I haven't had to assist with a sale without a home inspection.  In the realm of fees associated with buying a house it is one of the smallest, and yet most important in my opinion.

We as well srongly suggest Home Inspections; provide them with a brochure on Home Inspections and take the time to explain why we feel so strongly on the issue.  If they still decide to not have Inspections as well as a Pest Inspection, etc we have them sign a paper saying Inspections have been explained to them, etc and they have declined.
