What do you mean today's Wednesday?
Those are the exact words I asked my wife last evening as we settled down for a quick dinner of chicken teriyaki and orange chicken. "No" I said, "It's Tuesday, right?" She just laughed. Oh my goodness, I've lost a day this week!
Let me see now, I showed buyer client five homes on Sunday afternoon and she decided to make an offer on one of them, then wrote the offer on Sunday evening. Right, ok next.
Monday morning went to listing with hail damage to check on roofers. No one there. Received call from broker on possible lease listing and contact information. Met with the client Monday afternoon for offer contract signatures, then I sent contract to the listing agent Monday evening. Ok, right-next.
I received confirmation in the morning that contract was received. Then got a call from owner of hail damaged property. They are in town to handle roofing repairs and can we meet? Yes, met at property to go over everything. Still no roofers at the house, but FHA inspector there for appraisal. Good. Got phone call from listing agent about multiple offers on the listing (oh no, NOT AGAIN for this client!). Called possible lease contract owner to set appointment to go over process and expectations. Roofers still hadn't shown up yet, so I went on holiday delivery run to present previous clients holiday cookie gifts (my wife makes killer holiday treats!). Returned to office to pick up multiple offer forms which came in in the afternoon. Returned to buyer client with multiple offer forms, had them signed and returned them in the evening. Back at the office FHA appraisers report is back with numerous discrepancies.
Tuesday morning, lease appointment this morning has to be rescheduled to this afternoon. Went instead back to hail damaged listing. Discussed appraisers report with owners. Yes, more money for repairs on the property. Good news, roof repairs will be completed and take care of three items. Original roofers never showed, so owners contracted company working in neighborhood to do the job. They are working already when I arrived. I appreciate that they are taking action in order to be done before Friday and the holiday weekend.
Departed there and went to rescheduled lease proposal appointment and had delightful discussion with owner. Will meet with his wife and discuss final lease matters early next week. Got home after stopping to shop for more baking needs for my wife's Christmas goodies. Finally, time to relax and catch my breath. Thank goodness it's only Tuesday! Er, what?
