You Want What?

Today it seems like we are working 3 times as hard for 3 times less money.  If your Seller is being unrealistic on valuing their property, always recommend an unbiased appraisal for market value.  It may cost them a few hundred dollars or so to have this, but overpricing their home in some cases by tens of thousands of dollars, will end up costing them more in the long run by sitting on the market and becoming stagnant.

The appraisal is then in the file for future reference and you can then add this to the remarks sections of the MLS to make the potential Buyer feel more comfortable.

If your Seller is going to be unreasonable and not do this, then really is it worth your while to either take the listing or to continue to get phone calls and being hassled every few days by them?

So if you are surprised, shocked, disappointed, upset, convey that to your client, as it is like a good marriage, if you don't have open communication, then what is the sense of life together continuing on.

This is great advice. However, many times sellers seem reluctant to do this.

Great points Don...I recently had a listing (successful) where the seller actually had the appraisal done before she called me...That made it really easy...Merry Christmas.

Don, Keeping that communication open is key to making the relationship work.  With luck it keeps the seller satisfied with our efforts.

Don, it's often the easiest way to get a seller to see reality.  If need be, I offer to share the cost of the appraisal and reimburse them at closing.  I'm only out the money if the home closes and then I consider it part of the cost of doing business; without it the house would never have sold and the sellers wouldn't have priced realistically.
