BPO's on New Homes... PLEASE HELP!

I received several BPO orders on brand new homes just sold.  They were never on the MLS and they are so new that they haven't been posted to the county records yet.  How do I get the needed information to complete the BPOs?  PLEASE HELP!!!!

Most county offices have the paper files and will help you if you ask....Explain your situation and they should help you....But you have to physically visit the office.  If you are going to stay in this business you might want to make a few friends in your local offices.  I have and they have saved my but many times.

You can also call the Developer/Builder and see what they were originally sold for.  You then could make adjustments for landscaping, changes in the market, etc.

Contact the builder, that is where I would start.  Also you may want to expand your area as well, up to a mile and explain to the requesting company why you had to do this.  Good Luck!

I have walked into the registra's office with a box of candy under my arm....and said I need help.  I smiled and said, "can I bribe your sweet tooth for a little help....I am desperate.  They always smile, laugh or giggle and say they can't take the bribe but how can they help.  I always forget and leave the candy on the counter with my card taped to it...with a hand written Thank You.   Works every time.  If they have the paperwork and it is not processed.  I have not had that much help from builders.  Nice post.
