Home Sales Trends in Dallas, Texas - November 2010

I prepare a monthly home sales trends analysis for all the major Texas cities each month, and I'm beginning to sound a bit like a broken record!  I am amazed at how similar the trend lines are for each of the big Texas cities. 

All show a sharp drop off in October & November 2010 sales as compared with the same period in 2009 - which clearly illustrates the effect of the elimination of the homebuyers tax credit.  The average sales price continues to trend upward very nicely in each of the cities - which shows that the upper end of the market is finally moving again.

And while you generally see an uptick in available months of housing inventory - they are just not that significant.  By my reading all the big city Texas housing markets are in quite good shape - especially as compared with other cities in the US.  As you can see below - Dallas fits squarely in with that narrative.

There have been some really encouraging 2011 jobs & hiring reports come out of Dallas recently as well as a couple of really nice corporate relocations.  I believe the housing market in Dallas is poised to support job growth and expansion and not hinder it as is the case in so many competitor cities.
