I hope everyone had a very Mele Kalikimaka! We certainly enjoyed our time down in Puhi and actually went shopping Christmas eve just because we were so darn close, we could easily do so. I might even run over to Macy's for their "after Christmas" specials before heading North this afternoon. As far as real estate goes, there were quite a few showings and I see that a few properties went into escrow but overall - it was pretty quiet with few status changes. Here is your update:

Hanalei Bay Villas 8 has been around the block several times now, most recently as a bank foreclosure listed for $589,900 during which time they tried to auction it off with no success. It is once again listed, for a new low of $551,600. Now, the whole process is automated with an email address for showings and a link to upload any offers. This unit was foreclosed on in 5/10 - and that's the only new listing this week.

Hale Moi 215, a short sale listed for $250K went back into escrow. You may recall this unit went contingent back in Oct, but returned to the market on 12/2. Purchased in 8/04 for $425K, we can only hope this unit stays in escrow this time. The developer's Nihilani 2C also went into escrow while listed at the low price of $499K. If this one sells, they'll only have one more to go before they are finally able to close out their inventory. (Unless, of course, they build building 12 but that's another story.)

Short sale Sandpiper 111 closed this week for $215K which is exactly what the seller paid when they bought it in 2/03. Just goes to show you how far up and how far down the market can go.

Hanalei Bay Villas 10 moved from contingent to under contract. We should see this unit close shortly. Emmalani Court 523 was withdrawn from the market while listed for $399K after only 51 market days. This unit sold for $320K in 11/02. Wow - there's no price changes this week. That's a first.
