Built in 2007, Bella Vista Conodminiums in Daytona Beach ShoresBella Vista Condominiums is part of the Costa Bella collection by Cook Development, and this is one of only few really luxury and well built oceanfront buildings in Daytona Beach Area.

Units in Bella Vista are now more expensive than they were relatively recently. Yes, thee were two sales in 2010 for less than $400K, however, just recently there was an REO (unit 307) listed for $500K, and there was a bidding war, and it was on MLS only 14 days. Times are changing, and one of the least productive thhings is trying to hunt yesterday's prices. They may not be the same again.

Jon, it sounds like the $400K buyers may have gained $100,000 in equity in a short period of time. There is always money to be made in real estate for the savvy buyer or seller. This is a great case in point.

Sharon, and it is the  one that Buyers have trougle to accept. There are too many factors, and just looking and saying that they should be in the $300s range because two were sold for less than $400 is often frustrating and fruitless

This is encouraging, Jon.  I know it's just one building but even holding at the price and increasing some is good.  There are so few condo bldgs that meet the new Fannie and Freddie criteria.  It would be nice if this was a sign but too few too tell just yet, I understand.

Jon, while we haven't seen an increase in condo prices in our area, we are seeing some pretty good movement.  Hopefully it will continue.

Jon - This looks like a luxury building!  The prices are not "out-of-sight" so it's a strong bet that they will appeal to those looking in this market.  Good luck ... and has this "news" gotten to the buyers up North?  Maybe it's the deep-freeze weather ... but I thinks some may be tempted ... at almost any price!
