I Need Reflective Real Estate Signs Like I Need A Job At Chase Bank.

Gosh! Why is everyone always trying to take my money? There's too many of them. Today it was a company attempting to sell me reflective real estate signs. The kind that are well seen when headlights hit them. As if.

As if mister buyer and his wife are going to slam on the brakes because they see a real estate sign on 1322 Tiffany Blvd twinkling and reflecting off to their right. Puhleez.

Imagine if a buyer did stop. What are they going to do? IT'S DARK OUTSIDE! It's not like they're going to get out of their car and walk the property.

 

This marketing effort is about as senseless as plastering your goofy face on the outside of Frisbee's and calling it 'networking.'

It's about as dumb as calling yourself an area specialist or multi-million dollar producer.

No, it's even more ignorant than saying this on your voicemail:


"Hi, I'm not available right now. I'm either at a closing or showing houses...."

A local company is using them in my market, they sure do show up in the headlights.  The agent rider is dark,  but the Company is getting some good face time from the reflective part of the sign....... I've noticed it, I'm not sure about the public...

I think my white signs are enough for them to see at night, no need for reflectors! I think I'll spend that money on marketing instead

Great. Now I have to rethink my frisbee networking campaign!

Kidding aside, I'm with you on this one Greg. It's not worth the extra money to pay for reflective signs. People looking for houses do not drive around in the dark to do so.

hmmm....I've been using reflective sign riders for YEARS.  They aren't that much more to purchase, but what I've found is that they LAST LONGER 'cause they are metal instead of that durowood-stuff.  They can't become water-damaged and they STAY CLEAN, too.

I don't have any idea what my Broker would have to pay for the entire sign, but for me, the sign riders fit very nicely into my budget.

We all know that buyers today are very savvy and they are always prepared.  So it stands to reason that they have a hand held flood lamp in the trunk of their car just for that special property they find at night.  ;-))

I actually like them, but I am not convinced that I would get an R.O.I on the investment.  Perhaps as the non reflective ones need replacement I would consider it, but I am not running out to replace perfectly good non-reflective signs.

Greg ~ I see the reflective yard signs pushed around here too. They seems to be as effective as the solar light bars that sit atop the yard sign to illuminate the sign at night. Cool and all, but I can't imagine they provide much return, if any. Now, I must go change my voicemail greeting...I seem to have left out that I may be busy writing offers for my three dozen buyers.

Greg - I think that reflective signs, or at least reflective names on for sale signs, can be useful.  It allows the residents who are driving to/from home at night to see which agents have listings in the neighbourhood.  This is especially useful in the winter months when people depart for work in the dark and come home in the dark.

Using your rational why have a sign on it at all. Do people call your phone number from the sign? If so at night they need to get out and read it up close. Reflective they can see it from thier car.

The advantage is so the drive by can see the sign, night or day, just like stores iluminate their signs.

We have done some testing and the reflective calls in winter get 4 times the call traffic than regular signs, and in the summer 2 times as many calls. Understandable as in winter it is dark fro much more of the time and people can see the numbers to call.

Renee, we have done QR codes on the reflective as well. I think the buy in from the consumer on QR codes is probably about a year away. Traffic is coming in, but only slightly addin to the whole quantity.

I agree with Christine and FN LN.  It may help a bit with finding a buyer.  However the main purpose of the signage is to get your name out there in front of neighborhood residents so they'll list with you when they need to SELL.  A reflective rider with your name and phone number doesn't cost that much more and will last a long time.  If you get a long-term listing, say an empty lot, in a really great drive-by location then you might want to invest in an entire reflective sign.  Otherwise a reflective rider is a good solution.
