Timacuan Home sale for October 2010 – What’s my home worth in Timacuan

Timacuan home sales during the month of October were active. 2 homes sold in Timacuan and both sales were non distressed properties. One home, 734 Powderhorn Circle, Lake Mary was a 3 bedroom 2.1 baths, 2399 sq. ft. pool home located on the golf course and it was sold by Keller Williams Advantage Realty for $315,000 or 90% of asking price. Of course golf course properties achieve a higher per sq. ft. asking price compared to non golf course properties, and this property sold for $131.30 per sq. ft. The other property located at 421 Thomez Ct., Lake Mary sold by Stirling Sotheby’s International Realty, a 4 bedroom, 3 bath, 2665 sq. ft. home and it sold at 92% of asking price at $370,000 and it was listed at $400,000 reduced from the initial list price of $425,000.

The per sq. ft. price was $139.62, and while not on the golf course fetched a higher per sq. ft. price compared to the previous property. The difference could be the bedroom configuration as 3 bedroom homes normally would fetch a lower per. sq. ft. price, but also there was an 8 year age difference. Since the beginning of the year, this brings the total Timacuan Home sales to 20 homes.

Sold home prices range from $150,000 to $416,000 and the average per sq. ft. price of all the homes sold was $124.00 and they were sold at 96% of asking price and it took 131 days to get a contract. Compared to last year we are seeing that home sales have doubled.

October of 2009 only 7 homes were sold, this year 20 homes have sold. However, we have seen a decline in the per sq. ft price from $131.50 to $121.00 or 5 % which is only a small price reduction compared to the large increase in sales. Timacuan is a golf course community, Golf course location vs. none golf course location will make a difference in value.

So far this year 8 homes sold on the golf course and the average per sq. ft. price was $134.00 or $334,570 for the average 2584 sq. ft. home, where as the none golf course home fetched only $122.00 per sq. ft or $296,953 for the average 2446 sq. ft home.
