Why is the Atlanta real estate market not improving?  We have some great home deals on the market.  Mortgage interest rates are amazing.  And still the Atlanta real estate market does not improve.  I have the answer:

The metro Atlanta housing market is not going to improve until we get a handle on umemployment and put some people back to work.

Metro Atlanta's unemployment rate climbed to 10.3 percent in November, from 9.6 percent in October, the Georgia Department of Labor reported. The number of unemployed workers in the area increased to 273,218, up 20,490 from 252,728.  When Atlantans have jobs and feel secure about their jobs, they will return to making house purchase decisions.

we have the same issue here in florida, except i think that we may be at closer to 12% unemployment rate!

Sally, That is exactly it! I am very fortunate to work in the Washington DC market with Military installations all around us and the federal government. The jobless rate is the remaining factor to get the market back on track.

James and Chris:

We are not seeing much relief in sight for the metro Atlanta area.  Our economy was so driven by construction....which has now completely evaporated.  Not sure how Atlanta will get back on track.

 

My micro market is more stable as the main employers are Emory University and the Centers for Disease Control.
