Are You Willing to Commit to Changes for the Desired Results
Here we are, just on the cusp of the new year. I have been reading many posts about all the goals that are being set for the new year by my AR colleagues. I have also set some goals, as I do this time of year every year. This time of year is a natural time to look ahead, to get ready, to have all our plans and goals locked and loaded for the new year, no matter what your profession. But with all those changes come some serious work, are you willing to commit to changes to achieve the desired results? If your not willing to commit to those changes, you will not achieve the desired results.
One of my goals is to get back to working FSBO's. Conrad Allen' recent post shows that For Sale By Owners are starting to choose Realtors to sell their homes in larger numbers. So I thought it would be a good place to grab some additional market share. I identified changes need to be made in an area that can potentially increase my business, I acknowledged that I need to make some changes and get out there and knock on those FSBO doors, get out of my comfort zne. Great, I follow up on those changes and the FSBO listings will come rolling in right, wrong. Until I commit to those changes I will not achieve the desired results.
So there I am, I sheepishly knock on the door and when Mr/Mrs seller answers the door I go into my spiel. Hello Mr/Mrs Seller, my name is Gerry Michaels I am with Community Benefits Real Estate, I would like to discuss with you how I can sell your house. Unprepared, unrehearsed delivery resulting in a presentation that lacks confidence and certainly doesn't convince Mr/Mrs Seller that I am the man for the job. No commitment to the changes, so I do not recieve the desired results.
Compare that with a well thought out presentation, practiced dialog, and a confident energetic delivery and the commitment to those changes will see some desired results. Good Afternoon Mr/Mrs Seller, I am here to show you how my marketing techniques will sell your home, while you sit back and relax, with the worries involved selling a home greatly minimized.
If you understand that changes need to be made, if you don't commit to those changes you will not see the desired results. It is just as that old adage exclaims, "you get out of it, what you put into it". So while you are busy setting goals, identifying where you want to make positive changes in your business, don't forget that unless you are willing to commit to those changes you will not achieve the desired results.

Gerri, You are right on and thank you for reminding me. I can write down all the goals I want but in order to achieve them I need to make some changes. The changes will take a concentrated effort on my part.
It's so true that temporary changes will only bring temporary results. We need to make changes and be consistent for those changes to pay off.
That's always the issue, isn't it - actually committing to the change & following through.

If the answer is no, then everything one does is a waste of time.
It's an easy thing to sit down and write a list of goals, and that's really all that is done, by many people this time of year. The list gets tossed in a drawer and forgotten. Why are they surprised when they don't reach those goals?
The real challenge for me and many others in our profession I think is accountability. You have to be willing not only to commit to change and go outside your comfort zone, but to be accountable, and willing to take responsibility if you don't do what you said you would do.

Excellent post, Gerry, EXCELLENT! FSBOs are a dying breed here but, let me tell you, when they try and realize that they can't do it alone, your knowledge of the area, knowledge in marketing and exuberance is sure to land you the job! I love how you have improved upon your FSBO presentation and wish you the best in the New Year at landing more of that market share.

Hi Gerry, hope you and your family had a great Christmas...I gotta disagree here a little bit...I prefer the non-canned/rehearsed approach...I usually call first and if I get an answer I say whatever comes to mind...Usually I do a little research on the property before the call but after that I wing it to see if I can get an appointment to at least see the home...Enjoy the day.
Gerry getting FSBO's and Expired Listings is an area I know I need to improve at also. If I want to increase my sales in 2011,I need to make some drastic changes. Thanks for sharing. Hope you and your family had a great Christmas. Great post.
Mty own list has been quite full but as my determination to successfully accomplish this is on its high, I should back down a little and recheck and perhaps research to make sure everything will be fine.
