I'm not sure how Realtor's in the past were able to function without the modern technology that we have today.  With the advent of Cellular Phones, IPads, Netbooks, Online MLS Systems, Electronic Signing Companies, etc -- it seems impossible that anyone got anything done in the past.

This past weekend I spent time vacationing in Orlando.  Just prior to my return home, I received a telephone call from a client who wanted to put an offer in on a property he viewed just prior to my leaving town.  I told him I would prepare the contract and send it to him upon my return home.

Being somewhat prepared for the possibility of this event, I asked my wife if she would mind driving so I could prepare a contract on the ride home.  She obliged and the "techno" side of me went into action.  Here's what I was able to accomplish in the passenger seat of the car:

1.  I booted up my netbook
2.  I synced the netbook to my cell phone via a bluetooth connection and logged onto the internet via my cell phone connection
3.  I logged into Form Simplicity, Regional MLS, Broward County Tax Collector and Broward County Property Appraiser websites
4.  I created a contract and downloaded it to the netbook's desktop
5.  I logged into DocuSign, uploaded the newly created contract and affixed the signature lines to all places in the contract where my Buyer was signing
6.  I sent the DocuSign contract to the Buyer

***** All of the above was performed in about 1 hour (slow internet connection) *****

By the time I arrived to my home office, the contract was fully executed by the Buyer who also sent me an image of his deposit check and pre-approval letter.  All I had to do at that point was to send the Listing Agent an email with the DocuSign Contract, check image and pre-approval letter (via attachments)  and I was done.

I never had to print out a document, fax a document or meet with the Buyer in person to execute the contract. 

Very efficient.  Very cool!

  Great story. I love tech my self. Actually I took this week off to do some studing and I've been playing with QR codes. I'm thinking of putting them on my truck. I'm now learning about using QR codes that will automatically text me from a persons cell phone. Tech is great and so much new stuff coming for 2011.

By the way, another great techno service is Evernote which allows you to take notes and access them online or from various mobile devices.  You can even send an email to your Evernote account which would show up as a note in your account online.  The best part is that I've been using their FREE service for around 2 years and it's really valuable.  Their paid service is very inexpensive too.  Their web address is:  http://www.evernote.com.

Did you know that DocuSign has a feature that enables you to request uploaded attachments from your clients

Also, if you add the other agent as a CC recipient and set his or her signing order to be last in the transaction, the signed documents will automatically be routed to the other agent once your client has signed! No need for you to remember to forward the email. The best part is, all of this activity is tracked in the audit trail, so you have documentation for what happened and when for this transaction.

Great use of technology Rick.  Your making your business efficient so you can be more productive.  Plus you are paperless which is great for the environment and your pocket!  

By the way, we have a QR (Quick Response) code on RAPB.com.  It leads to directions when scanned by a QR reader via smart phone app.  They are basically a barcode which leads to wherever you would like. Could be a website or contact information or a video.  You will see them being used more and more. 

Today I interviewed the president from Mobile RE ID on our weekly broadcast. His company is using QR codes, texting and mobile websites as a way for you to market your listings.  If you have a little time check it out, it's about 30 minutes.  www.rapb.tv

Hi Danielle:  Great to hear from you!  Thanks for the tip on the QR Codes.  Any idea when the RPR (Realtor Property Resource) will be available to the members of RAPB?  The technology provided by RPR appears to be EXTREMELY valuable.
