Time To Hit The Ground Running......Or Maybe Next Week! Don't Waste The Most Important Week Of The Year

Karen's points are well made - you are not the only with time on your hands during Christmas week.  It may or may not be productive to show homes this week, but one thing is certain.  If you do not the week will not be productive.  Also, the seed you planted may not mature until some time much later.

This is the most important week in real estate. A lot of the general public is off work, out and about, and looking forward to the New Year. For many, that means a new home.

Now I know some of you are thinking..."lookie loos visiting family....waste of time." Maybe. But what else are you doing today? Isn't all visibility good visibility? Isn't spending time with people looking at homes a better business tool than watching a bowl game?

I'm not suggesting that taking a day off is bad....of course we all need that! But if you get a last minute call and you're not doing anything else....why not?

When I was a new agent....and hadn't learned all the different things that were a "waste of time," I took a spur-of-the-moment-lookie-loo call. I arranged a few listings and met the out-of-towners at some beach homes. It was a beautiful day and they brought their family who were living inland. We saw some homes....I left them with a card and went home. Waste of time....right?

Well.....later that evening, I was on Trulia answering questions. I answered one about the beach community I had just been to. I was able to point to a listing which was perfect for the questioner. I got an email right away, and a new buyer. Coincidence? yep....but a good one.

I also received a call from the family of the lookie-loos a couple of months later and they ended up buying a small get-away home near the beach. That beautiful day made an impression on them.

Finally.....beause of my activity online that week, I did get a couple of other leads which ended up spending time with me looking for a new home. Nothing came of them....until last summer when one resulted in a listing and new purchase....about 7 years later.

My point? The original call....from out-of-town lookie-loos gave me 3 buyer closings and one listing closing. I know....unusual! But the lookie-loos had made 4 other phone calls before finding me. 4 other agents didn't have that business....they probably were so experienced that they already knew it was a waste of time. :D
