"Is This a Safe Neighborhood?"

I often get this question from buyers. They want to know if the neighborhood is ‘crime free’. Here are points that I use to answer this question. See if you agree. While I am not aware of any issues with crime in the neighborhood, I suggest that you contact the local police department for the neighborhood and inquire about crime statistics for the neighborhood. They will have the factual information to answer your question. Georgia maintains a sex offender registry, and you can check the registry for any registered sex offenders living in the neighborhood. This neighborhood may have a community watch set up where neighbors take turns looking out on to the streets for strangers and unusual activity. If there is a neighborhood watch set up in this neighborhood, you may want to contact the homeowner association to see what information they can provide. Ultimately your safety is in your hands. If you choose to purchase a home in this neighborhood and you have investigated the neighborhood to your satisfaction, you then need to have a security plan to be executed after the closing has taken place. Consider things such as wireless alarm monitoring, changing locks on doors, automated lighting displays, regular maintenance of your yard, and developing key relationships with immediate neighbors. While I can do some of these steps for the buyer, the more the buyer is interested in actually purchasing the property, the more the buyer will want to do much of the investigation to his or her own satisfaction.

Mike and Tim - the question does come up.  So I answer by pointing the buyer to where they can get the information and answer their own question.  I could say, 'I don't know' or 'I'm not at liberty to answer that' and most buyers think 'he's hiding something' or 'isn't he suppose to know about this area?'  So how do you answer the question?  Thanks for commenting guys and I look forward to your response.
