in a recent discussion with a potential strategic alliance partner, the subject of flat fee listings came up as well as "kick back" buyer representation - has anyone had some experience with this and how do you feel about it?

my feelings have been mixed - very tempting to get involved - but also it feels a bit like a "sell-out"!!

i would apprecaite some feedback on this one - it is a real dilemma for me

I think as with anything else flat fee listings have their place and they are becoming more prevalent here in my area.  I moved from a flat fee company back to a company with standard commission rates and don't think I would go back.  They present issues that sometimes are not covered with the seller like this is what you get for this flat fee but then the agent doesn't explain what happens when a contract comes in from an outside realtor asking for commission.

So, IMO I would say do it but disclose, disclose, disclose!

good feedbak thanks - it seems that our market here is moving in that direction as well - we get a lot of FISBOS In our area and that is a logical direction for them to take
