There's just something special about working with someone who is buying their first home.

I just got off the phone with a lady who received my name from one of my past clients (who herself had been referred to me by a past client-it's a lovely domino effect!).  Her lease is up in November and she's ready to start the process of purchasing a home here in Charlotte NC (although she may wind up in Concord NC, Huntersville NC, or Harrisburg NC).  home

She's a smart cookie. She's got a good month and a half to locate a home, since it takes roughly 30 days to go from contract to close when you're buying a home in North Carolina.

Her first step?  Pre-approval.  Once she's established a price range, she and I will sit down and establish our game plan-which will include neighborhood selection, builder evaluation, deciding between new construction and buying a resale, the inspection process, when possession is delivered, etc.

Then and only then will we get in the car to go looking.  Going any sooner is a waste of the buyer's time and a waste of my time.

She's smart to purchase now.  Interest rates are down again, sellers are getting realistic, builders are offering fantastic incentives, and the Charlotte NC real estate market is still strong (this, despite the best efforts of the national news media!).

Monika's niche is first time home buyers too, she loves them and is good at it. She really makes them feel at ease and they always have a lot of nice things to say about the transaction afterwards. They can't believe how easy it was.

Leigh, I'm with you...love those First Time Home Buyers. The high energy level rejuvenates me to the point that you would think I was buying the house. Sounds like you have all the steps in order for your Home Buyer...only way to go! Good luck and hope you have as much fun as I do with your First Time Homebuyer. And congrats on the domino effect...that's a testament to you!!

I like First timers too.

And right now, that a Buyer doesn't have one to sell is a bonus.

One trait I noticed in general about 1st time home buyers--they seem more likely to listen and follow through with the next step.

I love 1st Time Buyers.  They don't have bad habits!  They do listen to what you say which is nice not to be 2nd guessed every 5 minutes.

I like your very concise, straight-forward approach. I'm a rookie so I am taking notes. I like to keep it simple and be thorough at the same time. It can be done!
