It's Official... The Green Police take over Nevada
Beginning 01/01/2011 the Nevada Energy Commissioner and everybody involved has deemed it necessary to fill out the Nevada Sellers Energy Consumption Evaluation Form.

Will the information provided really mean anything?
Some things to consider:
1) What I set my AC on is not what you set your AC on. What my neighbor down the road with the exact same home sets their AC on is not the same either.
2) What I set my Heat on is not what you set your heat on. My neighbor down the road with the exact same home does not set their heat at the same temp. that I have it on.
3) What I have plugged in with all of my electronics is not what you will have plugged in. My neighbor down the road with the exact same home built by the exact same builder does not have the same gizmos and gadgets.
4) I'm a busy real estate agent... wish I had time to cook at home more... but I don't. My neighbor around the corner cooks non-stop. In fact... I think my neighbor around the corner never leaves their home... which is the exact same home built by the same builder.
5) My other neighbor around the corner with the exact same home uses it as a winter vacation home. In other words they are only there a couple of months out of the year and don't use anything for the other 8 to 9 months out of the year. Obviously... their energy consumption is much less then my neighbor in #4.
There are so many variables involved that it's pretty much worthless information.
I can easily come up with many more numerous reasons why this new form required per Nevada Law is is not really going to tell a buyer anything. I would just prefer to make people think about the amount of paper that is going to be wasted to print out these forms to have signed, the ink to have it printed and the energy involved to make it all happen.

Honestly.. I have had buyers ask what their average utility bill will be for a home in Las Vegas which is a valid question but unless I know what they are going to be setting their thermostat on and what the temperatures are going to be during the time they own the home, it's a pretty vague answer.
In the meantime... we'll just comply, go along with the program and add four more pages to a real estate transaction in Nevada.
