Great post, Erick! I love the use of video. So true about the location. This is almost exactly what I tell my Sellers. I show them my marketing strategy and show them how if they overprice, it's going to help their neighbors sell and get me Buyers for other properties. I tell them I'm the toughest coach they're going to have but it will end with a big thank you at the end!

We ask our sellers to pretend for a moment that we are their family doctor, that I have just found out that they have cancer. Would they prefer that I tell them they have a cold, or do they want the straight story?

The other phrase we use is a phrase I picked up at a Star Power convention... "the market doesn't care."

"Folks, the market says your home is worth $540,000 and you want $595,000.

If it were up to me, you'd get $595,000 for your house, but the market doesn't care what you want.

The market doesn't care that you want $595,000 in a $540,000 market.

Pretend for a moment that you were a buyer for your home. Guess what... as your agent, I'd be showing you the same comparable sales that are in front of you right now. Would you pay $595,000 for a home where the average recent sale is $540,000?
