Tips for Selling a Home in Houston, TX - Part 1

It's important to get your home in good showing condition BEFORE buyers start going through it.

Prior to putting your home on the market . . .

  • Touch up interior and exterior paint as needed.
  • Keep the interior of your home clean, decluttered and odor-free.
  • This may be a good time to have a garage sale or donate things to charity that you will never use again.  Put excess furniture and belongings in storage
  • Fix anything that is broken or in need of repair.  Have your a/c and heat serviced.  That way you will know in advance of any heat and a/c issues that may come up on buyer inspections and you can address them before negotiations and inspections.
  • Be sure the doorbell works.  Make sure address numbers are not missing or crooked.  Be sure the front door opens, closes, locks and unlocks smoothly and that the key works easily.
  • Fix any leaky faucets, running toilets, etc.Tools
  • Make sure the front of your home is clean and spruced up – curb appeal is very important -- you only get one chance to make a first impression. 
  • Keep the lawn and schrubs manicured.  Get rid of weeds.  Rake leaves as needed.  Hire a lawn service, if necessary.
  • Get rid outdoor clutter such as worn or broken lawn furniture, broken flower pots, garden tools, etc. 
  • Plant colorful bedding plants, bushes or schrubs, especially in the front.   Or at least put some colorful bedding plants in a large flower pot and place on the porch or wherever it looks best in the front of the house.
  • Plant colorful bedding plants, buses or schrubs in the back yard as well.  If you have a deck or patio, use large flower pots to add interest to the back yard.
  • Replace damaged mailboxes - they cost about $20 and it is the first thing buyers see as they drive up!  Add greenery or bedding plants around the mailbox post.
  • If you have a swimming pool, be sure it SPARKLES.  Pools can make backSwimming Pool yards beautiful and enticing -- be sure to capitalize on it if you have one.

You're right, you do have to look at things with a new eye, like the mailbox, front door, driveway, etc. that will be the first things other people see.  It's funny how we just get so used to things in our own homes that we don't even see them anymore.  Any ideas on how to get homeowners to actually do the great tips you suggest?

Joyce, you sure are mighty right that folks should fix as many things as they can, before putting their home on the market. By doing so, the seller will be helping more buyers to actually think more about buying the home.

Hi Brenda,

I give them a pre-printed list that I give to everyone (sellers) and then we go thru their individual property and I make suggestions that pertain to their property.  I tell them that if they don't do these things, they will need to lower the price of the house.  We talk about the price of the house as is vs. the price of the house if they do certain things.   I know some agents tell them that as soon as they get everything done on the list, they will list it and put it on the market -- not a bad suggestion.

Dale, Sometimes sellers here will get an inspection done prior to putting the home on the market.  It really makes sense so the things they choose not to fix can be taken into consideration in pricing as well as during negotiations.  I wish more sellers would agree to do pre-listing inspections.  Do very many sellers in New Hampshire get pe-listing inspections done?

Joyce, actually very very few home sellers have a per-listing home inspection done of their home. Maybe 1 out of 75 might have one done.
