We are having a warm spell at the moment in Charlottesville Virginia but the cold weather will be back. There is a lot of winter yet to come, and the possibility of freezing pipes will be all too real. The state of Arizona has been experiencing a cold wave for the last couple of weeks. However, this past week has been extremely cold in the desert. It is cold enough to freeze pipes as you see in this picture. Yes, we have fall snowing in parts of Arizona that do not receive snow. Am I in Arizona? What happen to the sun? There have been roads shut down in certain areas of the state because of the sever snow storm like in Tucson, Arizona near Catalina Mountains. I am professional dealing with snow since I am a fellow Buffalonian. Hey-I survived the Blizzard of 76-77 as a child. However, many people do not know what to do when the pipes freeze?
TIPS IN COLD WEATHER
- Ensure proper insulation between the walls to avoid pipes from freezing
- Turn on hot and cold water faucets just a little so water continues to flow to avoid pipes from freezing
- Turn thermostat to 65 degrees if you plan to leave the home vacant
- Open cabinet doors under sink so hot air gets in underneath to warm the pipes
- Wrap the pipes
- Drink coffee to stay warm
TIPS IF YOUR PIPES DID FREEZE
- Make sure everyone knows where main water shut off valve in case pipe bursts
- Never use open torch flame to thaw the pipes
- Keep pipe wrench on hand
- Purchase water from the store
- If you experience damage, then call your insurance agent immediately to put in a claim to avoid further damage.
- Call plumber use your own discretion many insurance companies have 24 hour response time

I will remind my tenants to not call me, call the plumber!
My tenants have permission to call a plumber at the first sign of any water problem (except stopped up toilets and drippy faucets, etc.). They have a primary plumber to call but if they cannot reach him or he is not available, they can call anyone and I will reimburse them. In the long run it will save me a small fortune.
Tom - It is better to make sure that it gets fixed than to ignore it.
