Buyers~Making a List and Checking it Twice

I love helping buyers find a home that meets their needs.  For me, it is a little like a mystery novel.  Where they start and where they finish are often 2 different visions. 

I love the buyer who has done their research. Sometimes they miss the mark on what their next house should or shouldn't have.  Here are some of my casual observations.

Do not search for a home based on square footage alone.  I understand the need to have a certain amount of living space, but that space is not defined the same in every home.  Often how many rooms you need is a better measuring stick.

Do not search for a home based solely on the photos found on the Internet.  Please do not say, "I don't want to see that home, the agent didn't post any photos." OR "That home has sloping floors." When indeed it was actually the agent's bad photography skills. Once I get to know your style I will introduce homes that meet your needs.  Trust me, I do not need to show you every home in the marketplace.

When searching for a home with acreage, I need to know what you want to do with that acreage. If extreme privacy is a necessity, I need to know.  A large amount of acreage does not guarantee that you will not be able to see your neighbors.  If you want farm animals, I need to know.  Sometimes there are deed restrictions against certain types of animals--yes, even in the country!

If you do not want to live in a home where someone has died, you need to tell me.  Agents do not need to disclose this fact, and if you are adamant on it then we will only look at homes without a death history.  This will require some research on my behalf.  I do not want to find a home you love to find out you are discounting it because of a murder or death 20 years ago. 

If you want to install a pool in the back yard.  I need to know.  While looking at homes with me, they will most likely have a septic field.  Something you may not be accustomed to, but one thing is for sure, YOU CAN NOT put a pool where the septic field is.  And often the septic field is right where your future pool is going to go!

Excellent points Navona...........best to have all of this info up front rather than finding out after the fact...............it could save so much time!

Navona, it is so important to learn "why" a buyer wants a particular feature. It's not that we're nosy, we just want to help. You make such a great point in that the more buyers share with us, the easier it will be for us to find them a great home.

This is a great list.  There are two points you made that really struck a chord with me.  The first is the septic field and even the tank.  The tank is always or should always be somewhere close to the house, usually in the worst spot, but please Mr. or Ms. Seller could you give me a clue where to look for the thing.  My septic inspector would really appreciate it, I would appreciate it because I hate to dig holes, especially in your landscaping, and the buyer needs to know where they can put their deck, pool, tomatoes...

The second point is on square footage.  You are absolutely right, unfortunately here in Central Texas the price per square foot number seems to be key.  Buyers don't understand that a hallway is priced at the same price per square foot as a bedroom, or that our numbers don't break out the acreage so a house for $105 SF could have 10 acres or .10 acres, it's not a magic number. 

Keep educating your buyers and I'll keep educating mine and when they trade up our jobs will be so much easier.
