What are you looking for?

Where are you staying?

Do you come here often?

Look at what they are wearing - What are your interests? have you been golfing? Are you going hiking?

Do not ask a question with a yes or no answer.

Do not be nervous. They pick up on nervousness.

Notice something about them - their clothes, their hair, their jewelry.

You must be welcoming and friendly.

Make a joke out of the cleints being nervous and panicky.

Qualify people. Don't waste your time.

Build a friendship and trust by emailing them right away and stayiing intouch consistently.

Be sure to take notes and keep paper and pencil handy.

Great ones. Also...Find out about their needs. Family? No pool because of kids? Big kitchen so they can entertain easily? It makes the search much easier!

Lori - Great list of dialoge for interacting with buyers. It is important to listen and find out what they are looking for, versus rambling on about nothing. Keep up the great posts.

Lori, I like how you set this up.  A comfortable approach that covers all of the bases.
